Today we’d like to introduce you to Carlos & Jenny Encinas.
Hi Carlos & Jenny, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, let’s briefly walk us through how you got to where you are today.
Sun, Sand, and Success: The Carlos and Jenny Encinas Vacation Rental Start-Up Story. In the sun-soaked paradise of Lake Havasu City, Arizona, two hearts collided like a pair of paddleboats in a summer breeze.
We were destined for greatness, though they didn’t know it yet. Carlos says, “Our love story with Lake Havasu began with a margarita and ended with a real estate contract.” In 2016, we decided to take the plunge, and not just into the crystal-clear waters of Lake Havasu. We decided to turn our passion for this desert oasis into a business. Armed with a vision, sunscreen, and a couple of inner tubes, they dove headfirst into the vacation rental industry. Our first rental property was a quaint desert cottage they lovingly dubbed the ‘Coco Cabana.” With Jenny’s knack for interior design and Carlos’s handyman skills, they turned this modest abode into a tropical haven, complete with cacti and surfboards on the walls. The result? A beachy paradise right in the middle of the desert.
With the success of ‘Coco Cabana,” we couldn’t resist the temptation to expand our empire. We acquired more properties in Arizona & California, each with unique charm and personality. Surf Snow Sand Vacation Homes were born from cozy mountain cabins to luxurious lakeside villas, and guests worldwide flocked to experience their brand of Havasu hospitality. Running a vacation rental business wasn’t all sunshine and paddle boarding. We had our fair share of challenges. There were booking mix-ups, maintenance woes, and even an incident involving a curious rattlesnake. But we faced every challenge with a smile and a margarita.
Our love for Lake Havasu City goes far beyond business. We became active community members, organizing beach cleanups and supporting local charities. Our passion for the lake was contagious, and soon, our guests became advocates for preserving this desert jewel. Ultimately, We didn’t just create a vacation rental business; we crafted a love letter to Lake Havasu City. Our journey from margaritas to rental agreements was a testament to our love for the place and each other. We showed the world that you can turn a dreamy desert romance into a thriving business, one beach towel at a time. Today, we continue to welcome guests to Lake Havasu with open arms and a hearty “Aloha.” Our story serves as an inspiration to all those who dare to dream under the Arizona sun.
Would it have been a smooth road, and if not, what are some of the biggest challenges you’ve faced along the way?
Our journey into the vacation rental business in the desert began with a dream. It was a dream fueled by a shared passion for the arid beauty of the desert landscape, where endless horizons and star-filled skies stretched before us. We saw potential in the vast, sun-soaked terrain of the desert, and the idea of sharing its unique charm with the world lit a fire within us. However, as we ventured deeper into the realm of vacation rentals, the harsh realities of the desert started to make themselves known. First and foremost, the scorching sun had no regard for our landscaping efforts or the paint on our properties. It became a constant battle to keep the exteriors looking inviting and not like a mirage fading into the horizon.
Water, a precious resource in the desert, posed another formidable challenge. Our guests, accustomed to lush gardens and green surroundings, had high expectations for their outdoor spaces. Yet, maintaining a verdant oasis in the desert meant conserving water diligently and investing in desert-friendly landscaping. One of the most challenging hurdles was managing temperature extremes. While the days could be scorching hot, the nights often dropped to bone-chilling lows. Our guests expected climate-controlled comfort, which meant investing in efficient heating and cooling systems to ensure a cozy stay, no matter the outside conditions.
The desert is teeming with life, both big and small. While we marveled at the desert’s inhabitants, our guests were sometimes less thrilled to discover scorpions in their shoes or desert rodents exploring the premises. Pest control and educating guests on desert wildlife became essential to our operation. Navigating the maze of permits, regulations, and red tape in the desert proved daunting. Local authorities had strict requirements for vacation rentals, including septic systems, zoning, and occupancy limits. Complying with these regulations required time, effort, and sometimes even a bit of luck.
The challenge of marketing a desert vacation rental was also unique. While the desert offered a magical allure, beachfront or mountain destinations were more well-known. We had to work tirelessly to create a compelling narrative around our properties and highlight the hidden treasures of the desert. Despite the numerous challenges we faced in starting a vacation rental business in the desert, there was an undeniable magic to our venture. We learned to embrace the desert’s beauty and quirks and developed a deep appreciation for the resilience required to succeed in this unique landscape. Our desert vacation rental business may have been a struggle-filled journey, but it was also a testament to our determination and love for the desert. Each challenge we overcame became a part of our story, and our properties, against all odds, transformed into oases of comfort and beauty in the heart of the desert.

Risk-taking is a topic that people have widely differing views on – we’d love to hear your thoughts.
Starting a successful vacation rental business is an exhilarating journey but has its share of challenges and risks. Here’s a glimpse into the hurdles we had to overcome to transform our dream into a thriving reality:
- Financial Investment: One of the most significant risks was the financial investment required. Acquiring properties, designing and furnishing them to our standards, and marketing them demanded substantial capital. We had to manage our finances and secure funding to get started carefully.
- Market Research: Understanding the market and identifying suitable locations was crucial. The risk here was choosing properties in areas that might need to attract more visitors, leading to low occupancy rates and revenue. We spent extensive time researching the market and conducting feasibility studies.
- Regulatory Compliance: Navigating the complex world of local regulations and permits was challenging. Vacation rental laws and zoning codes vary from place to place. We had to ensure that our properties complied with all legal requirements to avoid fines or shutdowns.
- Property Maintenance: Maintaining vacation rental properties in top condition remains an ongoing risk. The desert environment can be harsh, with extreme temperatures and sandstorms that can take a toll on buildings and amenities. Regular maintenance and repairs are essential to prevent deterioration.
- Competition: The vacation rental market is highly competitive. We faced the risk of struggling to stand out among numerous other properties. We invested in unique features, outstanding service, and creative marketing strategies to mitigate this.
- Seasonality: The desert has a distinct tourism season, and the risk is having low occupancy during the off-season. We diversified our marketing efforts to attract guests throughout the year, promoting different desert activities depending on the season.
- Marketing and Visibility: Achieving visibility in a saturated market posed a risk. Building a solid online presence, utilizing platforms like Airbnb VRBO, and maintaining an engaging website was essential to attracting potential guests.
- Guest Satisfaction: Ensuring guest satisfaction was a constant challenge. Negative reviews or poor guest experiences could harm our reputation and bookings. We invested in exceptional guest service and responsiveness to address any issues promptly.
- Economic Downturns: Economic downturns, like the COVID-19 pandemic, presented significant risks to the travel industry. We had to adapt our marketing strategies, offer flexible cancellation policies, and focus on local tourism during such times.
- Scaling Responsibly: As our business grew, there was a risk of scaling too quickly and spreading ourselves too thin. We had to make thoughtful decisions about when and where to acquire new properties and ensure that our existing ones remained well-maintained and profitable.
- Safety and Security: Guest safety and property security are paramount. We invested in robust security measures, provided clear safety guidelines, and communicated closely with local law enforcement to mitigate risks.
- Online Reputation Management: Managing our online reputation was vital. Negative reviews, even if unjust, could impact bookings. We provide exceptional experiences and address guest concerns to maintain a positive online image.
Overcoming these risks required careful planning, resilience, adaptability, and a deep commitment to providing exceptional guest experiences. While the journey was filled with challenges, it was also marked by moments of triumph and the satisfaction of seeing our vacation rental business grow and thrive in the desert oasis we had envisioned.
