Today we’d like to introduce you to Monica Greenman.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
Meet Monica Greenman — I have been in real estate for over 30 years and truly love it. My journey began in Arizona, where I earned my bachelor’s degree from Northern Arizona University and later my MBA from the University of Phoenix, along with a broker’s license from the Arizona Department of Real Estate. From the start, I was drawn to property management because it combined business strategy with community impact.
I began my career managing over a million square feet of assets on a contract basis, which gave me exposure to diverse portfolios and sharpened my ability to adapt quickly. I continued managing Class A office towers in downtown Phoenix. During that time, I led sustainability initiatives that earned LEED Gold certification, implemented energy management programs, and achieved a TOBY Award for excellence in building operations.
My next chapter led me to serve as the General Manager at Chandler Fashion Center, a premier 1.4 million-square-foot regional shopping destination with over 180 tenants and 12 million annual visitors. I oversee $37 million in operating and capital budgets, lead property-wide initiatives to maximize asset value, and foster strong relationships with tenants, city leaders, and the community. Beyond the numbers, I see my role as creating a safe, welcoming, and engaging environment that connects people and strengthens Chandler’s identity as a regional hub.
Throughout my career, I’ve remained deeply engaged in civic life, serving on boards such as the Chandler Chamber, St. Vincent de Paul Ozanam Manor, Intel Community Advisory Panel, and Chandler Unified School District Business Advisory. As an Arizona native, I’m passionate about exploring the state’s hidden gems, hiking, and traveling with family and friends. One of my most memorable personal achievements was backpacking 192 miles from Portugal to Spain along the El Camino de Santiago — a journey that reminded me of the importance of perseverance, discovery, and community, values that continue to guide me today
I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
The most challenging part of my journey was pursuing graduate school while raising a family alongside my wonderful husband of 30 years. My sons were deeply committed to baseball, and as a devoted mother, I made it a priority to be present for their practices and games—moments I truly cherished. Balancing family responsibilities, academic demands, and a full time career required discipline, resilience, and unwavering focus, but it also shaped me into the determined and capable person I am today.
Thanks for sharing that. So, maybe next you can tell us a bit more about your business?
Macerich is proud to manage some of the most well known retail and mixed use destinations across the country. We focus on creating lively, welcoming places where people genuinely enjoy spending time—whether they’re shopping, dining, or taking part in community events. Our centers are known for their strong mix of retailers, great entertainment options, and the kind of atmosphere that keeps guests coming back.
Our properties are located in some of the most vibrant markets in the U.S., from New York and Washington, D.C. to California, Arizona, and Colorado. That means our centers naturally draw strong foot traffic and offer great visibility for the brands we partner with. We’re always reinvesting in our properties through thoughtful redevelopment and modern upgrades, making sure each center feels current, inviting, and connected to the community it serves. Building strong relationships with our retailers is a big part of who we are—we want them to thrive just as much as our guests enjoy their experience.
We’re especially proud of our long standing reputation for quality. Our centers are well maintained, welcoming environments that support both retailers and the surrounding community. Being recognized among America’s Most Responsible Companies reflects our commitment to sustainability, ethical operations, and meaningful community impact. Above all, we love creating places people feel good about visiting. Our centers are more than shopping destinations—they’re community hubs where friends meet, families celebrate, and memorable moments happen every day.
What does success mean to you?
For me, success is pretty simple: it’s when everyone wins. If people walk away feeling energized, inspired, and excited for what’s next, that’s a win. And if I can do all of that while keeping a healthy balance between work and life, then that’s the sweet spot. Success isn’t just about outcomes—it’s about creating moments and momentum that leave people wanting more.
