Hi Greg, we’d love for you to start by introducing yourself.
I graduated from Miami University in 1971 with a Bachelor of Science degree and received my Juris Doctor (J.D.) from American University Washington College of Law, Washington D.C., in 1974. I had my first real estate license at age 18 and my first license to practice law in 1974 at age 26. I launched my first real estate company in 1978. 2009 I enrolled in a bar review course at the Arizona School of Law. I studied for the Arizona bar exam 14 hours a day, seven days a week, for five months. I achieved the highest score in Arizona for the 2010 bar exam. I’ve been fortunate to have an adventurous life. A bear attacked me, crash-landed my plane on a remote island in the Atlantic, and toppled my motorcycle while touring Africa. I’ve slept in a treehouse above a crocodile-infested river and stayed in a rondavel in Swaziland. My businesses have been fun, productive, and disruptive to traditional practices that don’t serve consumers as well as they could.
Alright, let’s dig a little deeper into the story – has it been an easy path overall, and if not, what challenges have you had to overcome?
When I first got into real estate, I worked for my dad in Cincinnati. As a new agent, I found it challenging to convince home sellers to sell with me when they could choose from many highly experienced, well-known competitors.
So, I devised a program that sellers couldn’t say no to. The program was irresistible. I called it “Make Every Agent Your Listing Agent.” Typically, when you list a home, if the commission is 6%, your listing agent splits it with the agent who represents the buyer. I told sellers I would pay 6% to any agent who procured the buyer. Every seller immediately saw that all the top agents in town would have twice the incentive to show and sell their homes. They would be paid the entire commission if they did as if they sold their listing to their buyer.
The only question sellers ever asked me was, “What’s in it for you?” My answer was that I might earn the full 6% if I found a buyer. If I didn’t, “you” (the sellers) would hopefully be thrilled with me for making your home so salable. Therefore, you’d probably buy a home through me (I’d earn 3%) and refer your friends to me for years. Every seller I met with said, “Of course, we would do that.”
My business skyrocketed until my dad (who I worked for) called me into the office and shut it down. Not because it was a bad program but because the other agents in his firm complained to him (vociferously) that “The boss” son has gone rogue” and “He’s taking all the listings away from us unfairly with a gimmick.” Dad told me he couldn’t afford to lose all his sales agents because of me, even though the program was pretty clever.
That program was my epiphany in real estate and business. Look at how the competition is doing business and “invent” a product, process, or strategy that “blows your competitors away” because your customers can’t say no to it. I’ve done this often over the years, mostly in real estate. That’s the foundation for 72SOLD.
At 72SOLD, we started with a clean slate and reinvented how homes are sold. As I learned in my early days in real estate, it’s not about “me” or how “good” I am; it’s about the process you use to generate higher prices for home sellers, the thing they care about most. We are proud that six independent studies over the past three years found that sellers who use our program are averaging 8.4% to 12% higher sale prices than other homes sold in their MLS. The last study, Q1 of 2023, found that over 9000 sellers who used the 72SOLD program averaged 9.1% higher prices than other homes sold in their local MLS. The bottom line is it’s not just about getting homes sold; it’s about getting our clients, the sellers, more money. We figured out how to do it in just 8 days!
As you know, we’re big fans of you and your work. For our readers who might not be as familiar, what can you tell them about what you do?
I am probably most known for being “the guy from those 72SOLD commercials.”
72SOLD developed a program for selling a home in eight days or less (instead of the traditional weeks or months) for thousands more than selling the traditional way. In 2018, we started an aggressive marketing campaign across Arizona that included digital billboards, city buses, and commercials on heavy rotation. The 72SOLD program has been featured on ABC, CBS, and NBC News, showcased in Forbes, Inc., and received several U.S. trademarks. Recently, 72SOLD partnered with the largest real estate firm in the world, Keller Williams Realty, to take the program nationally. And even though I might be known as the “guy on TV,” what I am most proud of is being a loyal friend to my friends, a caring dad to my incredible kids (and nephew), and a husband that adores and tries to empower the love of my life, Teresa, as she does for me every day.
What’s next?
72SOLD will become the “Uber” of real estate, reinventing for the better the way homes are sold from coast to coast. We only plan to change the home selling experience from uncertain and inconvenient to certain, convenient, and more profitable.
