Today we’d like to introduce you to Coco Dixon.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
Sixteen years ago, I had great friends who decided to purchase a home. They’d struggled, overcome the market crash, diminished work, family challenges – husband went to Chicago to work and send money to AZ since he couldn’t get work here – and we’re finally set to get their home. The agent who worked with them was awful, breached the contract and lost all of their money and their ability to purchase the home. It broke my friends, their family and their marriage. It was at that moment I decided real estate needed excellence and I was going to be a REALTOR that made that difference.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
Nothing is ever smooth, lol! But challenges are what grow me as a person and as a businesswoman so I dug in. I came into the real estate arena in December of 2008, during the market crash so I learned ‘real’ real estate quickly working REO properties for BOA. I touched more than 300 homes from 2010 – 2012, which gave me a wealth of knowledge I couldn’t have learned from favorable sales. This helped me to quickly formulate the ideal way to properly represent buyers and sellers who were struggling with high debt-to-income ratios and to help sellers whose homes had been foreclosed on, forcing them into a different life and lifestyle.
As you know, we’re big fans of The Bond Team Elite. For our readers who might not be as familiar, what can you tell them about the brand?
The Bond Team, a boutique real estate team, was created eight years ago and born from my passion to make a difference for others. Teams were really starting to pop up in the real estate, and I wanted to formulate a team that was unlike anyone else. The purpose for creating the team was not so I could make a living off of the hard work of my team members, by taking large portions of their commissions, the purpose was to build a “new kind of real estate” and grow elite agents that would make a footprint in real estate worth following. Two years ago, we finally earned the title Elite, so now we’re The Bond Team Elite, Real Estate & Luxe Partners, more commonly known as “Bond Team Elite.”
As for specialties. There’s currently three of us on the team, and we each specialize in different services & clientele. I’m a Listing Specialist and I service Scottsdale, Paradise Valley, N. Phx & the East Valley. Luxury & Moderate homes are my areas of service. I go to the ends of the earth to sell my client’s homes, and I offer the most robust exposure of their properties. My reach is local, national and international. I also purchase the homes my seller clients are moving to and close both simultaneously. As a standalone, I service buyers relocating to the valley and those who currently live here as well. My two team members service the West Valley & Phoenix. Bernadette works with first-time buyers and the Hispanic community, and Mitch works with buyers, investors and he services the sports industry.
What sets us apart is two-fold. Internally, our policies and practices are unlike any other teams, and as excelling agents for our clients, our focus is ‘real’ real estate. We do not adopt the practices other agents do, especially those that have proliferated the marketplace since the start of the pandemic. We’ve defied those approaches, wisely negotiated for our buyers and sellers, and have closed on home sales without our sellers leaving money on the table or our buyers coming out of their pockets with money to secure the home.
I’m most proud of our character and integrity, especially in a market where this is waning. I’m excited about The Bond Team Elite’s brand because we’re opening the door to a NEW Kind of Real Estate. We want the readers to know that we are “unlike” anyone else. We don’t falsely market, we don’t advertise anything we don’t stand behind, and just as our fiduciary responsibility to our clients doesn’t end when the sale ends, neither does our relationship with them. In terms of your work and the industry, what are some of the changes you are expecting to see over the next five to ten years?
The I-Buyers are really making a-go at shifting the middle market of real estate. Will they be successful in getting those homeowners to sell their homes to them? I hope not because the homeowners are giving up tens of thousands of dollars on each transaction. We’re small and don’t have the exposure I-Buyers have, but any lives we impact, through education about why this isn’t the best approach, we feel we will have made a difference for someone.
