We’re looking forward to introducing you to Curtis Kloc. Check out our conversation below.
Good morning Curtis, we’re so happy to have you here with us and we’d love to explore your story and how you think about life and legacy and so much more. So let’s start with a question we often ask: What’s more important to you—intelligence, energy, or integrity?
That’s a great question. Honestly, I’d say enthusiasm—which is a form of energy—is the one I’d bet on every time.
The home inspection industry doesn’t need more cynics. It needs more people who are curious, coachable, and ready to build something. Intelligence and integrity are foundational, of course—but without enthusiasm, you won’t take action. You won’t pick up the phone, get the Google reviews, or follow the system.
And the good news is—our model is built so that you don’t have to “know it all” on Day 1. You just have to bring the drive. We’ll meet you with the systems, automation, and a roadmap that actually works. That’s what makes franchising with us about 20% the cost of going solo—and a lot more predictable.
Can you briefly introduce yourself and share what makes you or your brand unique?
Sure—my name’s Curt, and I’m a U.S. Navy veteran and the founder of Inspections Over Coffee, a home inspection franchise that’s built for people who want to run a real business, not just own a job.
After leaving the military, I wanted something that gave me both structure and freedom. I realized the home inspection industry was full of opportunity—but also full of outdated systems, confusing pricing, and people figuring it out alone. So we created a franchise that flips that script.
What makes Inspections Over Coffee unique is how accessible and scalable it is. You can get started in a Tier 4 city for under under $10k, with flat royalties instead of revenue percentages, and a complete launch system that includes AI-driven marketing, automations, and city-based exclusivity. It’s everything I wish I had when I was starting out—especially for veterans, career-changers, or folks who want to build something that grows with them.
Right now, we’re expanding into new markets, and I’m focused on finding people who are ready to take ownership of their future—with a proven roadmap behind them.
Great, so let’s dive into your journey a bit more. What breaks the bonds between people—and what restores them?
In my experience, the biggest things that break bonds aren’t always what people expect. It’s not just greed or betrayal—it’s jealousy. But not material jealousy. I’m talking about jealousy of work ethic, of character, of someone showing up and doing the work day after day. That kind of resentment can quietly build until people start taking credit for things they didn’t earn—or worse, walking away with what someone else built.
I’ve even felt it in personal relationships. People see me golfing on a Tuesday and think I’m coasting—but they don’t see the nights I’m up working until 2 a.m., or grinding through weekends when everyone else is unplugged. I’ve had business partners who gave 5% effort but expected 50% of the credit and revenue. That imbalance wears on you, especially when you’re the one carrying the weight quietly behind the scenes.
I’ve seen it in franchising too. A couple of early franchisees had some success, then decided to take what we gave them—our IP, our systems—and go off on their own. I could’ve spent $30,000+ in legal fees chasing them, but what would that solve? Instead, I chose to move forward, improve the model, and support the people who actually want the help.
And the results speak for themselves. The average IOC franchise gets over 100 Google reviews annually because we focus on real visibility and great service. One of those breakaway businesses? 29 reviews in 7 years.
Some bonds can be repaired, sure. But other times, growth means walking away—from toxic relationships, from scarcity mindsets—and surrounding yourself with people who are all-in.
At the end of the day, I can’t drag anyone to success. But if someone brings the right attitude and is ready to do the work, I’ll walk with them every step of the way.
What did suffering teach you that success never could?
There’s a quote from Extreme Ownership that I come back to often:
“Discipline equals freedom.”
It sounds like a paradox, but it’s one of the deepest truths I’ve learned. Success is great—it’s validating, it’s motivating—but suffering is what actually shapes you. Suffering teaches you how to stay calm when things get chaotic. It teaches you how to lead when nothing is going according to plan. And it teaches you that consistency beats intensity every single time.
When I was first building this business, there were long stretches where it felt like no one was watching—late nights, early mornings, silent progress. That’s when I learned the value of doing the work even when no one’s clapping. Success often comes later, sometimes much later—but suffering gives you the patience and clarity to keep going.
Those lessons became part of our franchise model: systems that support consistency, tools that free people up to focus on real growth, and a structure that rewards discipline—not just effort.
Success is the reward. But suffering is the teacher.
Next, maybe we can discuss some of your foundational philosophies and views? What’s a belief or project you’re committed to, no matter how long it takes?
I’m committed to rebuilding the path to small business ownership—especially in the home inspection industry—so it’s actually accessible for the people who deserve a shot.
For a long time, we tried to compete with the legacy franchise systems. You know the ones—charging $40K–$50K just for the entry fee, mostly so they could cut $25K commission checks to franchise brokers. But at some point, I had to take a real look in the mirror. The people coming to us weren’t sitting on $100,000 in cash. Most were looking for a second income stream, or a way to eventually replace a 9-to-5—and they didn’t need a “brand name.” Let’s be honest—no one hires a home inspector because of the national logo on the polo. They hire based on trust, reviews, and referrals. That’s what really drives business.
So we changed everything.
Now, we’ve built a franchise model designed to meet the next wave of entrepreneurs where they actually are. You can get started for under $10K, sometimes even less depending on your city. We offer payment plans, flat monthly royalties that don’t scale up as you succeed, and discounted royalties in your first year while you’re building. It’s all designed to remove the unnecessary weight from your startup journey.
We don’t lock you into a 10- or 15-year deal either. It’s a 5-year contract with an optional 3-year buyout, so if the home inspection industry isn’t the right long-term fit, you’re not stuck.
At the end of the day, I’m committed to building a franchise system that respects the reality of today’s entrepreneur—not the fantasy of big fees and long lock-ins. Business ownership should be attainable, scalable, and supportive—and I’ll keep working toward that, no matter how long it takes.
Okay, so before we go, let’s tackle one more area. When do you feel most at peace?
I feel most at peace when I hear one of our franchisees on the phone and their voice sounds different—stronger, more confident—because they’re seeing the results of the work we’ve done behind the scenes. Maybe it’s a new inspection booked from a Google review we helped them get, or a referral that came from a system we built together months earlier. And they don’t always realize it right away—but I do. I can hear the shift in them. They’re starting to believe in themselves.
There’s something deeply fulfilling about that. It’s like being a proud father, quietly watching someone grow into the role they didn’t even know they were capable of. I’ve had franchisees call me to share that they just hit their highest revenue month ever, or that they finally feel like they’re in control of their own business—not just reacting, but leading. That’s the win for me. It’s not about the money—it’s about seeing someone realize they can do this. That they are good enough. That this business can actually work for them.
That’s the peace I chase. Not from relaxing on a beach, but from knowing that the foundation we’ve built is helping real people change the trajectory of their lives and families. Quiet progress. Real confidence. That’s what makes it all worth it.
