Meet Rick DeCosmo of Cozland Corporation in Glendale

Today we’d like to introduce you to Rick DeCosmo.

Thanks for sharing your story with us Rick. So, let’s start at the beginning and we can move on from there.
Arizona native. Married 36 years. Currently reside with wife Pam and our two miniature wiener dogs, Katie and Ivy, played music for a living for 15 years or so beginning in college thanks entirely to wife’s still amazing voice, first obtained a real estate license 1980-ish, got broker’s license and started Cozland Corp in August 1991. Idea was and is to provide agents with the environment that I had been unable to find… An intimate and cost-effective setup with the necessary framework to serve clients the proper way. Time and technology have brought many changes, but the central mission remains the same.

Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Very few downs really, but we fly a little under the radar by design. Biggest challenge so far, by a LONG way, was the most recent financial meltdown. So many people lost so much. Plenty of aftershocks still visible 10 years later. The good news is the past few years have seen property values recover in a big way. Aside from a few unethical and predatory investors who seem reluctant to let the bad times go, I think everyone in our biz is ecstatic to be back to brokering deals between Sellers and Buyers that BOTH want to be at the table.

Cozland Corporation – what should we know? What do you guys do best? What sets you apart from the competition?
We do mostly residential sales (resales, new homes and residential land) and over the years we’ve served people in just about every nook of the Phoenix metro area. I would hope we’re known for straight answers, doing the right thing and strict attention to the stuff that matters. We don’t really know any other approach.

Things I’m proudest of…

  1. We don’t sell smoke or try to benefit from the mistakes or losses of others.
  2. We always put our clients’ interests above our own.
  3. The high number of repeat customers we’ve been proud to serve.
  4. The fact that most of our salespeople have been here 10 years or more.
  5. Exactly one E&O Insurance claim in 26 years, and even that was the result of a complaint made by another Broker’s customer.

Honestly, one of my favorite things about our company is the type of agents we tend to attract. Different types and styles to be sure, but they’re all people the world could use more of. Can’t explain it, maybe we’re just lucky.

What moment in your career do you look back most fondly on?
That’s a tough one because I don’t think in those terms. For me, it’s all about earning what you get as you go and consistently delivering what people have a right to expect. In my mind, there is no single event that can rival the basic satisfaction that comes from striving to provide something positive day after day. We take low and high times as they come, and we take pride in that.
