Today we’d like to introduce you to Martin Boonzaayer.
Martin, can you briefly walk us through your story – how you started and how you got to where you are today.
I’m one of 9 children; my parents emigrated from the Netherlands back in 1961. They had my oldest sister in their arms and $40 in their pocket. True to the proud history of America as a beacon of hope and freedom to those willing to work, my parents worked extremely hard and saved frugally for many years in order to open their own bakery. The bakery was a wonderful place to work with my father, and more importantly to learn the life lessons of the value of integrity, hard work, and customer service.
But as I got older, I loved gadgets and technology and decided to become an electrical engineer. I was very fortunate to earn an academic scholarship to the local university and earned my Bachelors of Science degree in Computer Systems Engineering, graduating Summa Cum Laude. The academic studies paid off, and I earned another scholarship, this time to Arizona State University, and this time also graduated with honors with a Masters in Electrical Engineering.
During my college years, I found myself becoming very competitive in my hobby – the sport of Judo. Amazingly enough, I earned a spot on the USA 2000 Olympic Team, competing in Sydney, Australia and again on the 2004 Olympic Team competing in Athens, Greece. It was a tremendous privilege and blessing to represent our great country at these historic events. But after the Olympics I began to realize that I simply couldn’t spend my entire day in a cubicle, but rather I was meant to be an entrepreneur like my father. After experimenting with various endeavors, all the while buying and selling real estate part-time, I made the transition into real estate full-time.
In 2008 my family and I relocated back to my wife’s home state of Arizona, and we have been serving Arizona home-owners ever since. We’ve successfully navigated the worst real estate market in our lifetimes by working hard; providing the right solutions to property sellers at the right time.
Has it been a smooth road?
Starting the business at the beginning of “The Great Recession” had some challenges, but some advantages as well. There were plenty of distressed properties to buy, and many opportunities to positively impact neighborhoods by fixing up the “ugly houses”. The challenges were many. The prices were falling so fast, that by the time we finished renovating, the property was sometimes worth less than what we paid! But we learned quickly.
Another challenge was that there were plenty of buyers for the newly renovated properties, but the banks made lending so difficult, we couldn’t get them sold. The silver lining in these challenges is that I was forced to not rely on conventional financing (i.e. bank money) but instead built relationships with private individuals who became lenders and funding partners. I taught them how to achieve above-average interest rates on their money, and have their investment safely secured by real estate. This turned into a real “win-win” as the stock market was anything but safe or secure, particularly at that time. We also created a “win-win” for our clients by providing homes “rent-to-buy” (otherwise known as a Lease-Option). The tenants were able to lock in the low prices at the time and build equity with their rent payment, while concurrently we helped them build their credit so that they could buy in a year or two.
So let’s switch gears a bit and go into the The Trusted Home Buyer story. Tell us more about the business.
The Trusted Home Buyer provides a service to property owners for whom selling the “traditional way” is not a good fit. This could be for various reasons, including they don’t want to disturb their tenant, the property needs significant repairs, the property may have title issues, the seller may need some funds in advance before closing to transition to their new home, the seller may need or require a quick closing – or simply the seller doesn’t want to deal with the fuss of a traditional sale and they like the idea of getting a fair price, with no fees, and a quick close. But we are always quick to point out to our clients that we are not a “retail buyer”. We are not the solution for the seller who wants the most money for the sale – there has to be room in the transaction for the buyer to earn a profit. For sellers who need more than we can pay, we offer insight and recommendations into their various options and how to get the most of their property with a traditional sale.
The Trusted Home Buyer is known for being direct and candid regarding the property, respectful of our client’s situation, and reliable in getting the problem solved.
I’m most proud of the difference that we have made in our client’s lives – often at one of the most sensitive and painful times – as evidenced by our client’s testimonials. A number of our clients were truly “stuck”, having inherited a property that could not sell due to title problems or legal issues and lacked the finances necessary to solve the problem. Through our unique “Seller Advance” program we were able to pay for the legal work necessary to facilitate the sale. This is a “crack” that the traditional real estate market cannot fix.
What sets us apart is we make Commitments, not Offers. There are many investors who will throw around numbers as a way to appeal to a seller, only to leave them in the lurch when it comes down to the wire.
How do you think the industry will change over the next decade?
We see the market shifting to provide a more direct connection between real estate buyers and real estate sellers. We see this same trend in many other spaces – Airbnb directly connects property owners with renters, Uber connects drivers with people who need a ride. Real estate transactions are not far behind. Technology and innovative service providers, such as The Trusted Home Buyer will continue to become more efficient at solving these problems and become an effective solution for more and more home 0wners.
