Today we’d like to introduce you to Julia Gallardo.
Julia, before we jump into specific questions about the business, why don’t you give us some details about you and your story.
I’ve found that you don’t seek out Home Inspection, Home Inspection sort seeks out you. It’s not a career you plan on pursuing when you end up in it. But my mother-in-law was buying her first home. My husband and I, dating at the time, were moving in with her. I still hadn’t seen the house yet, so when it was inspection time I came after work. She was talking in the kitchen with her Realtors when I saw this man in the house and I thought, ‘why is this strange man wandering around the house’. So, I started to follow him. I asked a few questions and pointed out a couple things with the home and he told me I had a good eye for inspections. He asked, “Have you ever thought about it?” I didn’t even know what home inspection was. So, I went home and looked into it. It intrigued me. It was a lot of investigating and figuring out problems. A lot of information, which I love. And you get to see all kinds of different houses. I thought about Real Estate before, but I never pursued it. So, I went for it. I signed up for the class and got my certificate. I called the strange man up and asked, “Will you train me?”
Has it been a smooth road?
I worked for my trainer through the end of May until I opened Petrichor in July of 2019. I still did jobs with my mentor and he would pass me referrals, but every month that number would get smaller. I needed to change what I was doing. So, I opened Facebook Local and signed up for every networking event I could find in Southern Arizona. I ended up meeting some amazing people in Sierra Vista and now do about half my business there.

I, Julia Gallardo, am the Owner and Inspector of Petrichor Home Inspections. We perform residential and multi-family home inspections all over Southern Arizona including Cochise, Pima, Pinal and Santa Cruz counties. What else makes me unique? Well, I’m a Woman in a Male-Dominated Profession. Why Does This Matter? As a woman I bring an additional set of skills to the inspection industry. As a Home Inspector you have to look at the home as a big picture and then break it down into major systems. But I’m able to be more detail-oriented in my inspecting and report descriptions.
Safety is one of the most important parts of an inspection and I bring safety to another level. How? Not only do I inspect per my required standards, but I inspect as if it were my home. How is that any different? Because of who is in my home. I have two amazing twin boys and one of them has special needs. Having a child with additional medical needs makes me hyper aware of defects and issues within the home. I actively look over my own home and it drives my husband nuts.
Women in general talk more, and that’s not necessarily a bad thing. Communication is really the biggest piece. Having the ability to Properly communicate a home’s defects without exaggerating is vital. You can do the best inspection in the world, but if you aren’t able to articulate your findings to the client and their Realtor then someone is always left disappointed. I love working with single-moms with young children. I was seven when my dad left and I remember what that was like. Many single women feel uncomfortable letting a strange man into their homes for any reason, even a job they were hired to do. I am able to alleviate that fear and make the home buying process at least a little less stressful.
Is our city a good place to do what you do?
I believe Arizona is a great place for Home Inspections. Connections in the real estate industry are vital to succeeding, so having connections or getting connected is needed to be successful. The real estate industry is doing great, but inventory is low making the market competitive for inspections.
